VALENCIA HILLS HOMEOWNERS ASSOCIATION
ANNUAL MEETING
Monday, July 14, 2008
7:00 p.m.
In President Stephen Jenkin’s absence, his wife, Linda Jenkins, called the Annual Meeting of the Valencia Hills
Homeowners Association to order at 7:10 p.m. after Leah Thompson, the Association Manager and Secretary,
confirmed that a quorum had been met.
Mrs. Jenkins welcomed the guests in attendance and thanked the current Officers of the past year: Jim Powder,
Treasurer since 1992, was unable to attend, but his role as Treasurer is to tend to the Association's financial issues,
(i.e. making sure the reserve account is sufficiently funded, providing due diligence financial oversight, etc.); Betty
Fuhrman, Architectural Committee Chairperson, whose key duty is to maintain high architectural standards, thereby
keeping the neighborhood looking aesthetically pleasing; Andy Tyzbir, Director of Operations was unable to attend,
but his main responsibility is to oversee routine operation of the facility; and Kathy Peer, Member-at-Large, who
coordinates social events for the Association..
Mrs. Jenkins thanked the following community members for volunteering their valuable time to the betterment of the
Association:
Architectural Committee members: David Mills, Linda Skvarna, and Erika Eisenring. Mrs. Jenkins, also an
Architectural Committee member, added that the members of the Architectural Committee ensure that the aesthetics
of our association are pleasing and well maintained, and that the committee would very much like to welcome “new
blood” to join in their efforts by volunteering their time.
2008 Swim Team Co-Manager’s: Kathy Peer and AnnMarie Collins, out-going League Representative, Cori Evans, in-
coming League Representative Garry Helgeson, and all the parents that volunteer to help maintain and promote the
great swim program offered to all Association members.
Mrs. Jenkins moved that platform speeches be waived, and a motion was made and seconded to elect all five
candidates by acclamation. The motion passed and the 2008-2009 candidates were elected.
The newly elected 2008 Board of Directors is as follows:

Jim Powder, Treasurer
Betty Fuhrman, Architectural Chairman
Andy Tyzbir, Director of Operations
Kathy Peer, Member-at-Large
Leah Thompson, Association Manager, was appointed Secretary.
Committee Reports:
Betty Fuhrman, Architectural Committee Chair, reported that the Architectural Committee meets every other month, a
new color chart has been finalized and approved by the committee, and that the winter weather did a lot of damage
and the committee is making every effort to correct their architectural violation issues.
Kathy Peer, Member-at-Large, reviewed the events of last year, discussed the Children’s Halloween Party that will
take place on October 31, 2008, and the possibility of holding an adult New Year’s Eve Party.
Mrs. Jenkins opened the meeting to questions and answers where the topics of the evening were the restated
CC&R's vs. new state laws, how changes to the California Civil Code and the Davis Sterling Act effect the current
CC&R’s, and the number of votes required to pass. Several homeowners offered to help by going door-to-door to
discuss the necessity of passing a one item amendment to lower the number of votes required to pass an
amendment. Additionally, it was suggested that the Annual Meeting be held in the Spring, before or after swim team,
or at a more convenient time when there are no conflicts with other events.
The meeting was adjourned at 8:00 p.m.
