Board of Directors Meeting
Valencia Hills Homeowners Association
Tuesday, November 13, 2007
CALL TO ORDER: Stephen Jenkins called the meeting to order at 7:10 p.m. The following members and guests
were present: Stephen Jenkins, Betty Lawrence, Andy Tyzbir, Jim Powder, and Leah Thompson.
ASSOCIATION MANAGER’S REPORT:
1. A request from a homeowner to hold “Relay for Life” meetings on a monthly basis from October 2007 to June
2008 was approved.
2. A request to use the clubhouse on Sunday, December 9th for a Warrior Football Banquet was approved.
3. The Board discussed an unpaid invoice for the repair of the slope and the replacement of shrubs on the
slope behind a Valencia Hills home. The Board recommended referring the issue to legal counsel for collection.
4. The Manager was contacted by a representative from State Farm regarding increasing the deductible for
lower premium consideration. The Board asked the Manager to check with the representative to determine the
amount of savings.
5. The State Farm representative also recommended the Board consider the installation of security cameras to
avoid acts of vandalism (i.e. the arson fire) as underwriting looks favorably on facilities that work with them to
minimize losses. The Board requested the Manager solicit bids from several security companies for consideration.
COMMITTEE REPORTS:
Treasurer:
1. The Board requested the Manager draft a letter to two homeowners requesting payment of delinquent dues
assessments by November 30, 2007 or the Association will authorize Rapkin, Gitlin and Beaumont to record liens
against their homes.
Architectural:
1. Stephen Jenkins requested a copy of a judgment the Association received against a homeowner whose roof
remains in non-compliance with the CC&R’s.
Member-at-Large
1. In Kathy Peer’s absence, the Manager requested that the Board members visit the new Valencia Hills
website, (www.valenciahillshoa.com), for comments and suggestions. The Manager reported that the website is
being designed by Shannon Cholakian and is a work in progress.
Director of Operations
1. Andy Tyzbir reported that the checks have been received from State Farm for the replacement of the
Clubhouse tile.
2. A motion was made, seconded and passed to paint the interior of the clubhouse immediately following the
installation of the new tile.
